Prologis continues to grow in Europe and introduces organizational changes to increase efficiency. Martin Baláž, previously senior vice president and country manager for the Czech Republic, Slovakia and Hungary, has been appointed as one of the four new Heads of Asset Management, making him responsible for Prologis' operations throughout Central Europe.
The European division of Prologis has published data on its operations for the second quarter of 2023. The following overview contains the most important information about the operational performance, selected milestones and achievements for this period.
In 2022, Prologis recorded the highest rent growth in both nominal and real terms since 2007, when it first introduced the Prologis Rent Index report. Global rents increased by 30% year-on-year (21% real growth), significantly surpassing the previous record of 17% (10% real growth in 2021).
Among other things, the success of a global automotive company - such as the BMW Group - is due to its extensive logistics network, which requires state-of-the-art storage facilities in top locations. The BMW Group showed its trust in us already in 2016 when it moved into a custom building with an area of 25,000 square meters, and today we are pleased that it has decided to significantly expand its premises in Prologis Park Bratislava with a new extension of 10,000 square meters .
Prologis Research, Prologis' research department, expects that the current market instability will require a change in the way stocks are stored. Until the pandemic, global supply chains relied on a "just-in-time" model, for which the smooth flow of goods is key. However, the pandemic and other factors (such as climate change, geopolitics and labor market tensions) have disrupted this smooth flow and caused commodity shortages, instability and higher costs.
What does the new logistics park mean for Prologis? New opportunities, new partnerships and a better reach! This is one of the reasons why the company is a particularly important event for the erection of the first pillar of the new Prologis Park Prague D1 Ostředek. It foreshadows that the first distribution center will be built here.
The new logistics facility located in Prologis Park Moissy 2 south of Paris will become Prologis' first carbon-neutral warehouse, which prevents emissions and reduces and compensates for 100 percent of the impacts associated with construction, operations or maintenance throughout the life of the building. The building is designed without a gas connection. It will use energy-saving elements of its design, roof solar panels, purchased ecological energy and thermal energy stored in the well for heating, cooling and electricity supply.
Thanks to a combination of a pro-customer approach, a quality portfolio and a sound balance sheet, Prologis has been able to support employees, customers and partners throughout the past year. The logistics real estate segment has proven its resilience and the company will continue to focus on providing tailor-made warehousing solutions, workplace wellbeing initiatives and innovative services.
