Next halls will be built near Dunajská Streda, 900 jobs will be created

The plan to build additional halls at Dunajská Streda results from the intention presented for the environmental impact assessment. The office was presented by the firm IPK 1, behind the Austrian developer Go Asset. The project hasn't commented yet. He invited Atrios, an architectural studio with whom he had worked in the past. Known name Go Asset has already built a logistics center in Church Kračany in the past and sold it to an international player in the industrial property segment Gramercy Europe in March. This logistics center is used by KiK, which in the meantime has gone under the XXXLutz portfolio. Land, where the halls will be built, is located in the northwest part of the village. They are close to the road, which is the main transport connection on the route Bratislava - Dunajská Streda - Komárno. All three halls will be single-storey buildings with several internal two-storey buildings and one exterior extension, which will serve as an office building. Bet on automotive The investment covers an area of ​​more than 18 hectares, with a total built-up area of ​​all three halls representing more than 101 thousand square meters. The largest hall is supposed to have 59 255 m², the second 32 910 m² and the smallest 9 080 m². The investor estimates that 20 percent of the total built-up area, ie less than 20,000 m², will be earmarked for production activities. At the same time, a parking lot with 475 parking spaces is being prepared. Goet Asset would like to start building halls in the last quarter of this year. The construction is planned to be completed in mid-2021. Estimation of complete operation is estimated at the turn of 2023 and 2024. In addition to warehousing and logistics, light production is also planned. The investor expects tenants from the automotive and electronics industries. Among their likely activities are the installation of automotive interior equipment, installation of cable harnesses, curtains, rear shelves, assembly of plastic parts and assembly of electronic products. Currently, several companies are located in Kostolny Kracany in individual halls, such as the lift manufacturer Schindler, the furniture company Master Wood or the company Wertheim, supplying solutions for the banking sector. Complications in finding people According to the investor, the park should bring 920 jobs to the region, of which 750 are planned for production and 170 people should be in administration. According to the latest data from the Central Office of Labor, Social Affairs and Family, the current unemployment rate in Dunajská Streda is 2.16 percent. Pri Dunajskej Strede postavia ďalšie haly, vznikne 900 pracovných miest

Plán stavať pri Dunajskej Strede ďalšie haly vyplýva zo zámeru predloženého na posudzovanie vplyvov na životné prostredie. Úradom ho predostrela firma IPK 1, za ktorou stojí rakúsky developer Go Asset. Ten projekt zatiaľ nekomentoval. Prizval k nemu architektonické štúdio Atrios, s ktorým už spolupracoval aj v minulosti. Známe meno Go Asset už v Kostolných Kračanoch v minulosti vybudoval logistické centrum, ktoré v marci predal medzinárodnému hráčovi v segmente priemyselných nehnuteľností Gramercy Europe. Toto logistické centrum využíva firma KiK, ktorá medzičasom prešla pod portfólio XXXLutz. Pozemky, kde budú haly postavené, sa nachádzajú v severozápadnej časti obce. LEED for industrial buildings

Historically, the perception has been that only build-to-suit office projects were eligible for LEED certification because industrial projects, many of which are speculative, were unable to fit into the narrow certification criteria. However, with USGBC’s multitiered approach to evaluation, industrial developers now have a valuable tool kit for obtaining this sought-after status. The LEED program has four distinct certification levels based on a 69-point rating system. The system evaluates sustainable sites, water efficiency, energy and atmosphere, materials and resources, indoor environmental quality, and LEED innovation credits. The certification levels for LEED construction include LEED Certified (26-32 points), LEED Certified Silver (33-38 points), LEED Certified Gold (39-51 points), and LEED Certified Platinum (52-69 points). The rating system is significant to industrial developers because its emphasis on mechanical systems -- such as heating, ventilating, and air conditioning -- typically is confined to large indoor environments with a higher density of employees. While industrial developers initially dismissed the option of earning certification points, attaining a LEED-Certified or LEED-Certified Silver designation for a spec industrial building is possible through the introduction of other sustainable building features and construction methods. Employing these classifications as a template for constructing a green industrial facility allows for an a la carte approach to development, based on managing the design and construction process with the ultimate goal of achieving a specific certification level. As with any development project, experience and planning are paramount to this strategy’s proper implementation, as installing individual sustainable features in a cost-effective and efficient manner requires an understanding of the different product types. For example, waterless urinals typically are not installed in spec construction, and on-site water retention often requires a higher level of advanced planning to accommodate for unique site conditions. As a result, pursing LEED certification begins even before project plans are drawn. Green Industrial Features As various green projects come on line, a new generation of industrial buildings is being constructed. Standard landscaping elements such as grass berms now are giving way to sustainable features such as bioswales, which are drainage systems that retain water onsite. French drains, which reduce water discharged into sewer systems also are a new sustainable feature for buildings. Meanwhile, interior elements such as • clerestory glass, which provides ambient lighting and requires less energy; • daylighting, which uses strategically placed windows and skylights to provide natural light; • recycled carpet; • non-volatile organic chemical-emitting paints and finishes; and • energy efficient mechanical systems can reduce operational expenses and help earn valuable points for LEED certification.
