Panattoni has built two industrial parks near Bratislava in the last two years: Panattoni Park Bratislava North I and II. The first of these, located in the municipality of Plavecký Štvrtok, on the first-class road to Malacie, which is already home to IKEA Components and Lear Corporation, has all the permits for the construction of another hall with an area of 44,903 m2. The Panattoni Park Bratislava North II near the municipality of Zohor was opened just a few weeks ago, and the premises in the first hall have been leased by Volkswagen Slovakia, one of the largest European production plants under the Volkswagen brand. In this park, the developer has all the permits for the construction of two more halls with an area of almost 23,000 m2.
"In both parks, construction can begin immediately, as we have valid permits for the construction of industrial halls. This means that a manufacturing company or logistics company can acquire new premises very quickly. We can make the premises available to the tenant just nine months after signing the future lease agreement. The advantage of these parks is that they are ready for immediate investment," says Marián Fridrich, Development Director of Panattoni for Slovakia.
More than 9,000 m2 available in new halls
In addition, over 9,000 square meters of area in already built industrial halls are immediately available in both parks. Both Panattoni Park Bratislava North I and II are located in a location with excellent accessibility towards Bratislava and further to Záhorie in the direction of the Czech Republic. They are located in close proximity to the D2 motorway, which trucks from the industrial park can reach within a few minutes.
At the same time, trucks between the motorway and the park area do not pass through built-up areas, so transportation is fast and does not burden local residents in any way. This means that these premises are suitable for subcontractors of large industrial plants in Bratislava and the surrounding area, as well as for manufacturing and logistics companies that need to be within reach of the main road between Brno and Bratislava and, thanks to this, quickly deliver their products to customers.
Energy-efficient halls with a number of sustainable solutions
The development company Panattoni builds industrial parks according to modern standards with an emphasis on environmental responsibility, as evidenced by modern architecture that takes into account the microclimate and energy efficiency of buildings. The halls in the industrial parks are painted in light colors, which contributes to improving the microclimate and reduces the temperature inside the building by up to 7 °C in the summer months. This leads to significant energy savings and lower cooling needs on hot days.
In addition, light-colored facades reduce the perceived temperature by up to 20% compared to the original undeveloped land, and heat accumulation is reduced by up to two-thirds compared to conventional, darker facades. All this improves the working environment for employees in the industrial park.
Panattoni works thoughtfully in its water projects, when in the industrial park in Plavecký Štvrtok it collects all rainwater, which then seeps into the soil at the point of fallout, which contributes to maintaining the natural water cycle in the landscape. In the park near the village of Zohor, rain gardens have been built, which in turn cool the immediate surroundings in the summer.
The park also includes a retention tank with a capacity for a hundred-year-old water, birdhouses, an insect hotel, a lizard enclosure, as well as relaxation zones and a workout playground for employees. The park is also adapted for electric vehicles with multiple charging points. Thanks to these elements, the Panattoni Park Bratislava North I and II projects are striving to obtain the BREEAM New Construction ecological certificate at least at the high Excellent rating level.
As a developer, Panattoni cooperates with several partners in its projects. In the case of Panattoni Park Bratislava North I, the investor is BHS and the general contractor is Goldbeck. In the case of Panattoni Park Bratislava North II, the investor is Accolade and the general contractor is HSF.
Flexible allows for easy modernization
A new approach to the modernization of production or logistics facilities in Slovakia is the so-called flexible model. It allows companies or municipalities that own land or older production halls to acquire new and modernize the original premises even if they do not have sufficient resources to do so. An investor enters the whole process and refinances the invested company or municipal assets, thereby enabling the construction of new premises.
This model was used, for example, by the Korean company Hanon Systems, a manufacturer of parts for car manufacturers in Slovakia and the Czech Republic, which owned an old hall in the Kladno industrial zone and, thanks to the investor, was able to acquire new, larger premises and then have the original ones reconstructed. As a result, Hanon was able to effectively expand and modernize its premises without having to leave the original location and lose its current employees.
"It is crucial for companies or municipalities to discuss cooperation from the beginning simultaneously with both the investor and the developer, who can not only finance a new project or modernization, but especially conceptually prepare it according to the future requirements of incoming companies and implement it on time. This way, companies or municipalities have the opportunity to quickly seize the opportunity, obtain investment and create new jobs," says Ivan Pastier, Panattoni's commercial director for Slovakia.
