In the term speculative construction, developers mainly include the construction of halls where the future tenant is not clear. The advantage of such commercial real estate is the readiness to respond quickly to the inquiries of future tenants and significantly shorten the time for the realization and implementation of their project.
This is a very turbulent period for development, especially in terms of rising construction costs. Projects are becoming more expensive due to inflation, or the increase in prices and the unavailability of some materials. This affects not only the total price, but also the completion dates.
VGP, owner, manager and developer of high-quality semi-industrial and logistics real estate is expanding in the regions. After concluding an agreement with logistics company Packeta Slovakia on future lease of 2,500 m2 of warehouse space, VGP is starting with construction of the first warehouse in the new premises of VGP Park Zvolen in Banská Bystrica Region. It will be built on the northwest border of the city, less than 1 km from the R1 Bratislava – Zvolen expressway with direct connection to the I-66 motorway (Zvolen – Banská Bystrica). Preparation work at the site of 10.2 hectares has just been launched. The first warehouse will make available 8,100 m2 of lettable area: Packeta Slovakia will use 2,500 m2 and the remaining 5,600 m2 of the building are being considered by other potential tenants. The first warehouse is scheduled for completion in the 3rd quarter of 2023.
The latest survey by the global real estate consulting company CBRE showed that the supply of vacant logistics real estate in Europe has reached a new low. The average vacancy rate is currently just below 2.3%, which represents a year-on-year decrease of up to half. CBRE records the same decline in Slovakia as well.
NAUT GROUP s.r.o. signs agreement for 4,700 square metres in the speculatively developed hall in GARBE Green Park Piešťany, which is now fully occupied. GARBE launches development of the second building with 18,000 sq m.
Completion of construction works is estimated for 2024. In the cadastre of the eastern Slovak village of Valaliky, a park intended for the production of cars will be added, the expected capacity is 250,000 vehicles per year.
