Are you looking for a warehouse in Košice from 200 to 2,000 m²?
Read why a “cheap” rent can end up costing you a lot more
If you’re currently staring at a spreadsheet, calculating whether relocation makes sense, you’re probably facing the classic Košice dilemma:
stay in an old industrial site with a leaking roof — or move to a new one where you’re asked to pay “European-level” prices?
Owners of small and medium-sized businesses aren’t interested in market analyses.
They care about one thing: that the warehouse works, shipments go out on time, and the gas bill in January doesn’t bring the business to its knees.
Before you start running from one viewing to another, ask yourself one question:
How much does the search itself really cost you?
Most entrepreneurs make the same mistake — they only calculate the rent.
These are the real costs of searching for a warehouse in Košice that rarely make it into the budget:
⏱️ Your time (lost profit)
Finding a warehouse in the region typically takes 3 to 6 months.
If you spend just 4 hours a week on calls and site visits, and your hourly rate is €50, you’re “burning” €800 per month purely on the process.
???? Hidden logistics costs
Every extra kilometer away from main transport routes or key clients increases fuel costs and driver time.
With 20 trips per month, that can easily mean €200–€400 extra.
⛔ Operational downtime
Relocating a 500 m² warehouse takes at least 3 days.
Three days of limited—or completely halted—dispatch.
???? What’s your average daily turnover? That’s exactly what the move costs you.
3 things you must know (so you might not even need me)
If you decide to search on your own, watch out for these Košice-specific pitfalls where companies most often fail:
⚡ Electrical capacity
In older industrial areas (e.g. towards Krásna or Juh), electrical capacity is often limited.
If you plan production, technology, or refrigeration, verify the reserved capacity before signing the lease.
Upgrades can take months.
???? Clear height vs. real usability
A hall with a 4 m ceiling at €4/m² is, in practice, more expensive than a hall with a 7 m ceiling at €5/m².
Why?
Because in the higher hall, you can install racking and store twice as much goods on the same footprint.
???? Indexation and “fine print”
Annual rent increases linked to inflation are now standard in Košice.
If a landlord tells you the price is “fixed,” make sure it’s explicitly stated in the contract.
Otherwise, expect an unpleasant surprise after the first year.
Why contact me instead?
Finding a warehouse is not your job.
Your job is running your business.
I know Košice industrial sites not just from listings, but personally — including their owners. I know:
-
where price negotiations are realistic,
-
who is willing to waive rent during relocation,
-
and where the “hidden issues” are that you won’t see during a viewing
(like loading ramps that freeze in winter or planned site reconstructions).
My fair disclosure
Although, as a broker, I formally represent the landlord, my real value lies in long-term relationships.
I’ll tell you honestly what kind of “landlord” you’re dealing with —
whether issues get fixed immediately or whether you won’t see them all year.
What do you gain by calling me?
✔️ You save dozens of hours of unnecessary site visits
✔️ You get real market prices, not just advertised ones
✔️ I negotiate conditions most people can’t reach on their first call
– shorter commitments, rent deferrals, fit-out contributions
???? Call me. We’ll find the right solution, arrange viewings, and save you time and money.
